You don't need a 4 bed house you would like one but you don't need one. Just because a property is advertised with 2 beds, kitchen and separate lounge doesn't mean that you have to use it like this. You could live in a 2 bed flat if it had a separate lounge. If the boys don't like to share you can buy screens to give them some private space.
There are all sorts of arrangements that you can make to a property if you can't afford the size you would like.0 -
If your ex in laws are well off and have spare capital, would they consider making their daughter a gift as a PET to enable her to buy you out?

I didn't realise i was mistreating my 2 kids when they shared a single bedroom with bunk beds.

Problem is, no-one knows what the property market is going to be like 11 years from now - you could end up with 50% of a small fortune, or 50% of a small amount. Would you lend someone over one hundred grand on whether such a gamble comes in, over a decade later? There's your answer.
That said, I'd check with a mortgage broker the extent to which such an order would be a suitable (in part anyway) repayment vehicle for an interest only mortgage - it's worth a shot, however, the OP might have to adjust his expectations, and realise that, like many, circumstances have priced him out of home ownership.0
