It's part of the agents job to value a house for free, get two or three, after all it's the business they're in.
One day you may be selling and they all want your business

They "just guess" - they do, of course, have conversations all day with people buying/selling, so know what's wanted and what sells and at what price.
But they'd go online to look at past prices first ... then think about what they're currently selling and how easy/hard it is to shift those. Then he'll add on £10k to get you going and wanting to sign up.0
