will new build next door affect us?

we've just received a letter from the local council (we live in the uk) to inform us that our neighbours have applied for planning permission to tear down their large house and 2 semi-detached 1-bedroom houses will be built in it's place. our house is much smaller than the current house (which is a mammoth compared to other houses on our street); we live in a 2-bedroom 1930s semi-detached house.

we're planning to sell in the next few months. will any of this affect our ability to sell? will our house value decrease as a result? should we try to sell before they begin building?

  • Bear in mind that any potential buyers are due to be told anyway about this building - ie by their solicitor or conveyancer in the course of buying yours (from the searches). Hence they will know about it..

    It's possible that people come to view your house and are put off by a building site next door, as some people are very short term in their thinking rather than seeing that the building works would finish soon. Depending on your timescales, is it worth waiting till they've finished their build?

    Rather unusual, building 1 bed houses these days. Minimum number of bedrooms for a house now tends to be 2, if you only want 1 bed then it has to be an apartment.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    Yes, seems odd.

    Bear in mind that even if they get planning permission, it will be valid for a few years so they might not start work immediately, or at all. So if you're opting to wait, you could be twiddling your thumbs for quite a while.

    Yes, this is true. Planning permission was given over a years ago to demolish and rebuild into 7 flats the empty offices at the back of two shops two doors from us, and not only has work not started, but the two empty offices to be redeveloped have now been let for the first time in at least 9 years, whatever that's about.
