And just to reassure you, you can claim housing benefit on the rented part of your home up to the one bed local housing allowance (maximum amount should be on the local council website) if you are on a means tested benefit.

Not sure what your long term illness is but have you approached your local council to see if you are eligible for a ground floor property/bungalow on medical grounds? You would be awarded points to enable you to bid on properties that come up.
If you can get written support from your GP or OT this may help your case.
You could then sell your property to release the equity.0 -

I would not want to buy that as I dread to think what the service charge might be plus it looks ripe for improvement which would incur horrendous costs if there is no sinking fund0 -
Are you sure about that, Mardle? Are you familiar with Springbok's somewhat unorthodox marketing techniques? Read the threads about them on this forum.
Also, there are cultural differences between Wiltshire and Grimsby (I have lived in both). In addition the OP would be a long way away from her son.
However the OP has £45,000 equity which would buy shared ownership in a choice of nice flats in neighbouring Somerset

Lindyloo at present I have £28000 in savings so I'm calculating I can look at maybe a year left before it runs out as I have a high mortgage to pay,I've cut back absoloutely everywhere to make the money last.
My son changes his mind weekly about what he wants to do so last night we agreed that living with his dad will be the best thing for him as his dad will push him more than I can because I'm not well. I don't want him to go at all,but want what is best for him and I need to make my own plans.

Lodgers would be my solution, charge son rent if he stays, rent garage out, and depending on the nature of your illness look for a career change to something that will support home working.
Desperately try to get enough for a proper mortgage rather than interest only unless you have a cunning plan for when the current term expires.
Many people in my other half's field work 4 days a week from home with one day a week on the road for instance, some five days a week from home.
Build a summer house in the garden if you need your own space.0 -
