Can excessive condensation look like a leak?

Hi,

We painted the nursery about a year ago and I've noticed two areas that I thought looked like a water leaks.

They originate where the coving meets the ceiling and there are several drip trails that stop before reaching the bottom of the coving.

There is a joint in the coving involved and it looks like it's started to warp a little.

There is no wetness there, they are bone dry.

Both areas occur above windows and we do seem to have high humidity and mound issues so my husband says it's probably condensation above the cold windows.

Is that really likely?

I know we should look in the roof space but the entrance is tiny and it's practically packed to the rafters with fibreglass so it's not a case of just shining a torch up there.

  • You should check the roof space but condensation is a very likely cause. Is there a gap in the insulation above the ceiling creating a colder spot?

    Try increasing the room ventilation and reducing your humidity.

    condensation forms on the coldest surface, I'd be surprised if this was the case, possibly an occasional or minor roof leak.
    Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.
