New build negotiations

Hi,
We have been looking at a new build and we are 80% in favour of such. We have various reasons for wanting a new build.
Anyway we were offered the Easy Move , Smooth Move option where the developer pays your agent fees and living in a small town (population of 4,000) we have two estate agents and they both visited to value our current property. The more experienced of the two basically said the option of the developer paying the agents fees sort of tied you into buying their property on development and basically negated any options you might have to negotiate a price.
Anyone who has purchased a new build , how open are these large developers to negotiation ?
I suppose that's a how long is a bit of string question.
The developer of course says the houses are selling like hot cakes and people reserving as soon as they become available blah blah
But at the same time I see some of the lots on Rightmove and developers website for months ��
PS We took option in the end of paying our own agent fees and allowing us flexibility to walk away if we don't go for new build development.

Yep. And i bet those EA's offered you a service. Did you read my post?
Independent advice..
No EA's and no developers recommended services. You get off your arris and find your own.
Any discounts you wish from the developer are entirely separate and irrelevant.0 -
If you quote to us here the terms and conditions of the agreement you've signed with the Developer we'll be able to respond intelligently.0

Hi GM - We were offered the free aka Estate agent fees paid option and have not signed anything with the developer.
I contacted the two estate agents Independently prior to thinking over the development offer. It was during this valuation that I mentioned to the agent that if we went for the Easy Move developer option , they may be contacted by the developers agent.
This is when the agent spoke of the issue where this offer takes away your option to negotiate on a new house cost.
After some further thought we decided to not go for Easy Move option and have engaged the agent independently.
I wanted the option to not feel committed where someone is paying your agent fees. The agent fees were a lot less than I though anyway.
But just wondered what type of discounts via negotiation people have got on new developments ?
I know that a how long is a bit of string question.
Obviously one would have independent legal / solicitors also.

You can always ask for a discount and chance your arm. But you should be prepared to either lose the house (if they are selling that fast) or pay full price if the developer plays hard ball. I managed to negotiate about £5k off of the asking price and they 'threw in' turf, carpets, fencing, built in wardrobes and some additional power points.0 -

Unfortunately no. They wanted us to commit to the Easy Move prior to even reserving a plot ...bit weird.
What concerned me was they offer the agents say 1.2% ...the process gets near to sale and then you are sort of stuck in situation of either buying house with no negotiation or paying agent fees to walk away.
(We got .5% plus vat for sole agency ).
Where we live houses of our type are rare and don't come on market very often , so we expect to sell quickly , even at what seems a crazy price (supply and demand ). Lots of 2 bedroom terrace and flats , but very few family size houses of 4/5 bedroom detached. Even thou there is just the two of us.0 -

Forgot to ask ....what was the 5k off asking on ?
If you don't mind me asking.
One of the plots we like is 475k , so 5k off that would be a token gesture. Now 25k would be kinder0 -
