    Hillingdon has big problems with housing because of its proximity to Heathrow and the legal responsibilities to house migrants.

    I am buying a property to rent out. my offer has been accepted but when I spoke to my Mortage broker he said because of new rules that have come into place houses with lower yields require larger deposit inpaticular in London. I had assumed that I would need 25% deposit but it seems I would need 40%. I Was thinking of asking the estate agent to get a discount 5k from a £408k price but I am guessing the seller wouldn't be interested in my situation. I don't want to annoy them or make it look as if I am planning games. Any ideas. The house is good but I am not in love with it but it's the first offer I have had accepted after months of trying.

    I wonder what has happened to the £100K deposit he had?

    If he's going to admit that he has that money, the ten year rule isn't his only problem.

    Households will not be able to register for housing in future unless:

    they can demonstrate 10 year residency with Hillingdon up to and including the date of application

    they do not own or have an interest in a property

    the gross household income is less than £64k for a 1 and 2 bed or £77k for 3+ bedroom property

    they have savings of less than £30k

    That post does put things in a very different light. There is absolutely no way they will get help from the council, emergency or otherwise, with that level of savings. If he lies to the council and pleads poverty he'll just be creating even more problems down the line.

    If he makes a false statement to get a property he commits a criminal offence. If it comes to light after they have been housed then there will be posession proceedings.

    Suggest he investigates the private rental sector. As a tenant...
