    Perhaps the buyer has a heating engineer in mind - maybe one they know who after much teeth sucking and tutting will declare the boiler dangerous and beyond repair, isolate the gas supply and give the buyer a reason to drop their offer by a couple of thousand, whilst increasing the seller's motivation by leaving them in a house with no heating in the middle of winter.

    Having said that, when I bought my current property I had the boiler serviced before I completed. As it happened I know an qualified technician for the brand of boiler which was fitted, who offered to check over the central heating system for free as an early moving in present.The vendor was fine with this arrangement and my friend did a service for free at the same time.

    As a vendor I wouldn't want to get involved in such an arrangement though.
