Building regulations completion certificate and must have documents for flat buying

My wife and I are in process of buying a flat built on 2011. The seller's solicitor hasn't provided us with the building regulations completion certificate (after 3 months' request).I wonder if this is a must have document to keep, esp if it will affect us when we want to sell the flat.

Meanwhile I wonder what are the essential documents that we must have on completion? I can think of Copy of official land registry title and the lease, anything I missed here?

    I'd expect to see the BRs cert, but it's not essential (unless you have a mortgage lender involved who insists on it - or an indemnity insurance policy).

    BRs cannot be enforced by the council 5 years on (Building Act 1984) so there's no risk there. The risk is that the builder cut corners and the property is poorly (or even dangerously) constructed.

    But your surveyor should be able to reasure you.

    Are you doing your own conveyancing? If so, then your post suggests you should not - employ a conveyancer or solicitor.

    Part of his job would be to obtain, review, and forward to you all the necessary documents.

    It's impossible for us to list them as each case is different. The LR Title, for example, may refer to "a Deed dated 1923" which affects the land on which the flat is now built. You'd therefore need to see that Deed.
