Should I accept an offer on my house?

    4 viewings in 6 weeks isn't exactly pouring through the door. I'd try and sneak a bit extra if I could. I'd also prefer a FTB by far :o

    See if you can eek a bit more. £2000 shouldn't kill them and if they say no, you can always change your mind but place conditions on.

    Accepting the offe rbut continuing to market is a bit wrong really. I'd suggest this is what you will be doing, but that you would be able to offer an exclusive period of two weeks to organise survey and then full exclusivity if they can pay £125,000. They will not like you continuing to market at all. Most won't stand for it.

  • read your post again - every buyer has 3 offers in them. counter offer at 127 and then compromise at 125

    People have that three thing in their head. You can push someone past three if they want the house.

    I will offer more times than three, otherwise as a buyer you don't have the leeway to keep low for long enough.

    I had an EA buy a house from me once. Those negotiations went on for some time!

  • Don't be greedy, be realistic! If you know what similar properties have sold for recently then bear that in mind. Also with the number of viewings it sounds like there is just the one interested party, and that puts them in control. House selling/buying is like a game of poker, you have an idea what cards the other has, and you definitely know what you have its just about how good your poker face is, and far you carry the bluff!
  • I have just told the EA that I would have liked 125K but am not willing to loose a sale. They said that usually they pick up at this time of year but are still quiet. I did say that I would accept the 123k if I needed to but they are going back to the buyer.

    They'll come back with £123k I bet. EA's aren't on your side. They are on their own.

    id sell up for the sake of a couple of grand.

    what iv found when iv been house hunting that most people opt for a estate agent who values there house the most.

    A neighbour (ex-neighbour) of mine got several quotes for his property, the highest value being put on by one estate agent was a whopping £137k (now this estate agent is known by those who frequently sell and buy houses as a wild card, basically he'll just pluck a figure out of a hat a slap it on a property and why do i think that?

    well i had a vested intrest in this property opposite me and my neighbour was kind enough to ask me what i would offer before it was put up on market. i said i'll ask some independent chartered surveyors (not the ones connected with an estate agent - who always inflate prices). anyway two quotes from two surveyors the first £99,500 the second £105,000. now as a good neighbour i offered him the hiher of the two - £105,000 as he was nice enough to offer me before placing a board with the agents. Beiing cash strapped he was he went about asking the local estate agents (the quotes he got ranged from £110,000 to £145,000), what he noticed was the bigger EA the likes of B&B, Mortimer, Baristoweves, reedsrains etc were all between £110,000 and £120,000 and the smaller independents over the £120,000 figure.

    he went on the market with the higherbid of £140,000 then to £132,000 then £125,000.

    potential buyers viewed stated a vested intrest and then let him down numerous times.

    in the end 6 months after listin with EA he visted me and accepted my original offer which i upped by £5000 making it £110,000.

    personally the way i see it for the sake of a couple of grand its hardly worth the aggro. and for anyone selling in future ask your neighbours before listing just to see what they can offer before deciding with EA (remember they are pocketing up to 3% of your property value.

    and lastly something i learnt from a friend, once you've sold if you havent got one already get another house asap!

    she sold her house 5years ago for £60,000, market value back then was £50,000 so she got a good price for it. she then rented for a couple of years i dunno why as she had the money in the bank and has now just bought another house in the same street just a bit further down for £175,000.

    I just want to thank you all for your comments. They have all been really helpful.

    I have spoken to the EA again. Apparantly my buyer umd and ard (excuse the spelling) about the figure. I guess the good news is that they didn't say a straight NO. They were at a family wedding today so hopefully should hear something on Monday.

    I think I have made up my mind that if they don't offer me any more, I will just take the 123K and run. It would be nice to get the house off my hands as it will be one less thing to worry about when this new bundle of joy arrives!

    In 6 months time you will look back and be glad you sold for 123k
