Thanks, will see what evidence I can draw together.

I went back to the flat today and took some pictures from the outside. I notice where the damp patch is there is the guttering and drain pipe connection. We've not had heavy rain to prove anything worse, but I wonder whether that's what is causing the problems.

Is it worth contesting this for the sake of £50? Sounds like it probably is a guttering issue but it seems like a small amount to go through any hassle about.

Normally I wouldn't contest but I had so many problems with this landlord including overseeing a massive electricity issue which went on for 9 months, and only moving out because they were significantly increasing the rent shortly after I got those problems resolved. I appreciate £50 doesn't seem a lot but after those issues I don't like the idea of the landlord getting more from me especially when I feel in the right, and having just moved money is short.

My rented flat has damp issues with mould in the bathroom. I refuse to leave the bathroom window open while I am at work due to it being a security risk, so it gets closed as soon as I leave in the morning. There is a vent but for some reason it has a tile covering it. Why I don't know, but if I get charged for mould when I move out I will be disputing it. If I were you, I would contest it.
