New build - Foul water treatment plant

Hi all,

My partner and I have just put a deposit down on a new house. Today we have received the technical site plans and close to our property is a 'Foul water treatment plant'. The plan doesn't show much detail other than a series of dotted lines in an adjoining field.

My brief google searches suggests it's a type of septic tank for the houses on the development.

Does anyone have experience of new developments that include foul water treatment plants? You can imagine my concern is the smell.

  • I worked somewhere that was off the track and had one. No smell to speak of, but the loos backed up a lot!

    There shouldn't be any smell, but it will be a little more complicated than standard drainage, as there will be some sort of agreement for shared use of the system, as well as shared responsibility for its upkeep. Not a big deal, but legally you need to ensure you know who is responsible for what from the outset.

    There shouldn't be any problems with a professionally installed system. But often developers buy a system as specified and then use the lowest price tender to install it leading to short cuts and problems.
    First find out which system is going in and who is supplying and installing it.

    Don't let this put ou off buying your perfect home.

    We have one on our development and no smell whatsoever. We are not responsible for it, Scottish Water is.

    Regarding the loos backing up, this is my second new build and my previous Redrow house had that issue. I managed to get Redrow to clear out the drain and it was fine after that.

    As for who mangages it, ive read though the contract and found the following: 'It will be the responsibility of the Developer to manage, maintain and operate all drains and other pipes and services which are located at the Property and on the Development until these have become adopted.'

    I will contact the developer, Jones Homes to find out which manufacture's system it is and who is actually responsibe for it in the long term.

    It won't be a septic tank.

    These days, it'll be a treatment plant, which has different regulations pertaining to it and a cleaner outflow, probably discharging into a stream or ditch.
  • You need to investigate this further.

    It may well be the water company will be duty bound to adopt it shortly due to legislation.
