How Long to Wait After Putting in Offer of Asking Price (due to Xmas)?

    This isn't Scotland where ''Offers Over'' is an established method of selling... this is England where ''Offers Over'' means a deluded seller with an unrealistic asking price, I have never yet seen a property advertised as ''Offers Over'' actually achieve a sale at a price over their initial ''Offers Over'' asking price, they have always sold some way below, usually after a lengthy time on the market and a number of reductions.

    You really must try and understand that not everyone is as gullible as yourself and some people are capable of buying a property for the right price or at least recognising that a property is overpriced, rather than diving and overpaying like you have recently done.

    O.P. Why don't you post a link up to the property?

    You're pathetic, really obsessed with house prices and obviously take comfort in putting people down. What exactly is your problem?

    Hi Dan, my apologies for not replying to your much longer reply last night, I was a little busy, I'm not sure why you've now edited most of it out, although to be fair I suppose it did mostly just consist of your usual abusive and increasingly incoherent ramblings along with labelling anyone who isn't in favour of never ending, rampant HPI as a ''crashist''

    I realise this discussion between you and I might not seem to be entirely pertinent to the O.P.s original query but I feel it is important that the O.P. and other inexperienced FTBers understand that when they come on here seeking opinions they will encounter people such as yourself who won't necessarily offer sound, impartial advice and you will instead simply encourage them to buy at ANY price, overstretch themselves financially to meet a vendors asking price and deride them for daring to even think that a property might not be worth what the vendor is asking... All part of your frankly bizarre and delusional one man mission to constantly ramp up the market via your posts on these boards.

    I'm not quite sure where your accusation of me being ''obsessed with house prices'' comes from... this is a discussion board about House Buying and Selling so discussing prices is sort of relevant. The fact that you have far more posts on here than myself perhaps suggests that it's not necessarily me that is the obsessed one?

    With reference to your now removed suggestions of me ''being in a hard place'' and ''jealous of you''... I've explained to you before, based on your interpretation of what is ''good'' I'm actually in a far better position than yourself, having bought in 2001 I'm now mortgage free and my home is worth over 3x what I paid for it... the difference between you and I is that I recognise that this insane level of HPI is actually of no benefit... either to myself personally, OR to young FTBers, OR to anyone who wants to move 'up the ladder' OR to the wider economy as a whole.

    I'll say again, despite your accusations of me being a ''crashist''... I've NEVER predicted, nor do I expect any kind of house price crash, I do see the market stagnating and possibly minor falls in prices as being quite likely... I realise this is something that you don't want to hear and will cause you a degree of concern and anxiety but do please try and relax, put your worries about paying too much and potential Negative Equity out of your head and try and enjoy Christmas.:beer:
  • Hold off its xmas and no offers for months shows it is overpriced and not worth what they are asking for. Next year is going to get even tougher so i wouldn't be surprised if they are just waiting for the new year.

    I've seen quite a few sell for more than the initial asking price. At least two of which I had appointments to view cancelled by the estate agent before I got to see them as they had sold within days. (I check rightmove for the sold prices so know what they went for). Though they were priced below the recent sold prices on those streets, so maybe they needed quick sales.

    We own 70% of the house... what's negative equity got to do with it? You're a bitter sounding man. Can't figure out why...just stop with the mild abuse please. The reason I say you're exactly like crashy time is that you constantly state made up lies as facts. It's bizarre.

    You are clearly completely intolerant of anyone who has a different viewpoint to yourself and dares to express it, I'm not sure what feeds your high degree of intolerance... worries and concerns over your own circumstances perhaps?

    All I've done is offer a reasoned and structured view point that you consistently offer very poor advice, in particular to inexperienced posters, regularly encouraging people to overpay and criticising anyone who dares to suggest that individual houses, or the property market as a whole, is overpriced and represents poor value. As well as deriding people who feel that recent levels of policy driven HPI are unhealthy and unsustainable

    If you can find a single post of yours that contradicts what I'm saying (i,e. you urge caution, or you tell someone a property isn't worth the asking price) then please feel free to share it with us and make me look stupid and a liar.

    It isn't expensive for a detached house in a good area in the north of England.
