We viewed an extended semi detached property yesterday. It's large inside. The current owners purchased it 3.5 years ago for £135,000. They have put in a new heating system and windows and have it on for £179,950.
The bathroom needs updating and the garden needs sorting. And then the usual putting our own stamp on.
I was thinking of first offering 172, but family said lower. It has been on the market for 9 months.
We have ours on the market,only been 2 weeks. A neighbour sold their similar property within 6 weeks and we are hoping it'll sell fast. The vendors didn't seem worried, as they are moving out of area and have yet to find a house. We are pretty confident it'll be a first time buyer that will buy ours.
What is the normal to start at?

The previous price, and relative sale price are irrelevant.
What price did similar properties in the area go for? Go from that, as a starting point.0 -
There haven't been many extended ones, but none extended go for around 145. And detached 3 bed (though not as big) go for 160-165.0

You need to get a buyer for your house first. Then you will be in a stronger position to start offering on the one you want to buy. Anything you offer now, with no buyer, is not proceedable until you have a complete chain so won't be considered. Particularly if you're thinking of offering a good deal below asking ... Much better to be ready to go as the seller can see an end point!0
