garage extension

Hi guys,

my neighbour garage has gone 4 meters back into garden thus it is my understanding that I should be able to do the same.

is that correct ?

second question is , I have a manhole on my drive and also the drain , can I build garage over it

    It depends if the drain and manhole are privately owned or if they are looked after by your water company. If the drain is used by your neighbours then you will need a buildover agreement, if not then you may consider relocating it if needed.

    Planning precedents can certainly be a factor when requesting permission - it isn't guaranteed but they'll find it more difficult to turn it down.

    As for drains - my garage (I didn't do it) is built over a pipe but no access - my solicitor warned me if the water company had an issue I'd be liable for making good whatever damage they did accessing the pipe. So I'd certainly be checking with them and getting any agreement in writing - technically I doubt my garage should have even been built.

    You should rely on planning legislation to work out what you may be allowed to build. Neighbours can provide a guide but cannot be relied upon.

    This is the link for permitted development rights for outbuildings. A garage should fall under this category. They are less stringent than rules for habitable extensions.

    Driveways need planning permission if they are non-permeable.

    Pebble dashing does not, presuming you aren't intending to pebbledash a listed building?!

    I thought it was anything over 5m2 needs planning permission?

    However you may technically need to insulate depending on the current insulation! - Most people would not bother though and would just crack on with re-rendering/pebble dashing etc.
