How much would you charge / pay for right of way?

Trying to find out a fair starting £price to suggest to gain access over a private track?
The facts are:
- 5 other properties already have right of way over the track.
- Gaining access to this track would mean we cut a hole in our hedge, about half way down the track - from road to the last property.
- Owned by a neighbour, who lives in the last property at the bottom of the track, whose view / aesthetic wouldnt be changed.
- Our existing access point to our home is over another shared drive in - but it's not as convenient as over this*= other track. So we could stick with what we have - worst case scenario.
- Would use the track for access once or twice a day on average.
- Might positively effect our house valuation by a few £k, & highly unlikely to negatively effect neighbours - especially given this wouldn't be the first property with right of access.
- Have a decent relationship with the neighbour
Thoughts?

Thoughts? Be very, very nice to the chap that owns the track. Then ask him very, very nicely.

Your buying something that there is only one of in the world, it's unique and therefore it's value is.0 -
You may find that the neighbours who already use it contribute towards the upkeep of it.0

Yes, I think an upkeep £spend is definitely an angle... as for the "pint or a mansion" - I get that - hence why I'm asking on a forum for others to put themselves in this situation & suggest what they'd want?
I don't want to look like a mug in any negotiation because even if I was uber nice, I'd still probably want a couple of grand for the privilege...
Maybe someones been in a similar situation and got told a higher price? But maybe someone else got access for less (in which case I dont want to start too high!)?

If I owned it.....£20k....but then I like my privacy in perpetuity....the next owners of your house could be the neighbours from hell:A Goddess :A0

Would gaining access over the track enable you to improve your home and/or create another dwelling? That's what I'd be asking if I owned the track.0

Neighbours have right of way over some of my land. I personally would not give right of way to anyone else, even for all the tea in China.
Reason being is that those that do are forever causing an obstruction with parking etc when they have no right to do so. Causes me too many headaches. It was never like this is the past but houses get sold over the years and new people arrive etc.

I'm someone with a ROW over someone else's land.
So - from that pov - I wouldn't give ROW to anyone else (even for quite a high sum of money) as it's endlessly irritating to be the one that has a ROW but the land-owners are studiously doing their best to do what they please regardless of the fact they aren't entitled to...
As a land-owner, then I'd much rather not have anyone else having a ROW over my land - and then I could do what I please with no possible comeback (rather than glancing nervously at the user of the ROW and wondering if they are going to have a go at me for not respecting my ROW iyswim).0 -
For cash to be involved I would expect there to be solicitors and agreements legally drawn up. Therefore, it might be best to casually gain access with an agreement to share the maintenance costs.
Although, if you'd plan to spend money on building a new driveway/parking then the former route's the only safe(ish) way.
As the buyer I wouldn't want to spend much on this. Can you ask the other people with ROW what their arrangement is?0
