Partially obstructing a fuse board is a defect anyway, as all (screwed) connections need to be accessible for inspection.
Why would someone put a frame over a fuse board unless they wanted to hide something?A kind word lasts a minute, a skelped erse is sair for a day.0 -

You mean the frame that the builder put in when the house was built many moons ago?
It may be a fail now if you wanted to do it but probably at the time it met the regulations if any existed so nothing wrong as regulations are not backdated.0 -
Tons of houses have them boxed in, including meters doesn't mean anything is wrong. Op I am selling a couple of estate houses at the moment, I'm not bothered either way if sell but one thing I would say is I wouldn't let you damage my property for a home buyer report that does everything to cover the surveyors butt onlyDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0

how old is the house and the wiring? It will probably only need a rewire if its rubber insulated (very unlikely). Electricians always recommend getting it done to the latest regulations, I should think 95% of people on here (including me) have electrics that don't meet the latest regs - metal mains board for fire suppression now required for a start.
Home buyer reports cover themselves throughout the report - how many times do the following or similar phrases occur...
... nothing visible at the time of inspection
... no sign of any problem at the time of inspection
... recommend a specialist roofing / wiring / plumbing / survey to be sure.
You will probably find that your homebuyer report basically confirms your new home has 4 walls and a roof that are probably ok, and were when they checked as far as they were able!Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.0 -
Go ahead with the purchase but ask them to agree to you witholding funds in case of needing rewire. No rewire needed release funds?0
