Don't know why you bothered to come to the forum really.
You didn't believe, or take any notice of, anything any of us wrote, so you might as well have waited till you spoke to your solicitor today. Still, I enjoyed he image of you gaily waving your catalogue at the auction without the first idea of what you were doing!
I think the OP did get some reassurance from some of the replies possibly helping them relax a little over the weekend.0 -

Glad it sounds sorted... my first thought was that the threatening person talking about the claim could just be totally b*ll!!!!!!!! and trying to make trouble, without a legal leg to stand on.
When we sold some family land we had some chancer turning up saying they had a claim but it was total rubbish.0 -

As a PP mentioned auctions are not for amateurs.
How can you not understand the basics about how auction contracts work but yet enter into a legally binding contract??0 -

You sure entered the contract the moment gavel fell, and you became a proud owner of a new house. It's all in auction house T&C.
I seriously think you are not really worried about anything you were told but simply have buyers remorse and want a way to pull out. You can do that, it's quite easy, but will cost you the 30k deposit. No other way around it.
