If the AST is all you have, then that is the document which gives the terms of the tenancy. The lease is a useful document if you can get hold of it, as it comes further up the "chain" from freeholder down to the person living in the property.

Thanks for the clarification. It is 39 years since I last rented a property and I think my knowledge of rental terms may be a little out of date.
