Taylor Wimpey - price

Hi,
We are first time buyers and although I never liked new builds rather strangely we have fallen in love with a Taylor Wimpey house. On the plans there are only 2 of these houses going to be built. They are due to be released for sale middle of Jan so have asked her to call us when they are released.
We would be going Of plans because there is no show home and they don't have any others homes the same to show us.
I have seen a lot of people on here talk about negotiating price and extras etc. She said last selling price was £147,000 and is likely to go up by about one thousand. I don't know what to do on this situation I'm not scared to ask for money off but I think she knows how much we really want it and with there only been 2 available don't want to push my luck as we love this house!! So before we reserve it would then be when we try to get money of? Today we have worked out how much it will cost us to carpet etc and all the other bits so we are armed with out prices and don't get sucked into wanting all there extras!
Also any tips when going Of plans for a house?

If you really want it, keep in constant touch, my daughter was very keen on a house with another national builder , had her name down, had been through their financial analysis, and never got called, just found out a few weeks after the event that theyd sold all the type of houses she wanted.
As it turns out she was lucky since she got a better house in the end, but even so annoying they didn't bother to follow through on their promises.0 -
Make sure you research new builds and the company. They tend to be over priced and build quality can be suspect."It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

You may find that they have more buyers than yourself interested. When we were looking we put our name down on a new build and were told we would be offered it once and then the next on the list would get the chance to buy and then the next after them if they weren't decisive. As it turned out we found somewhere else and advised them; for what it is worth a friend bought a house on there and sold it two years later and the price had increased by 30k because there was/is a high demand for them, it's a but luck of the draw.0

I don't get how you can 'fall in love' with a house from just the plan. I think it's more about a 'feeling' when you walk through the front door. Maybe that's just me.I came into this world with nothing and I've got most of it left.0

I think because we looked at a few houses and viewed them and things were not right and sizes of rooms etc but this ones feels so right it's got everything we need and want yes it's only if a piece of paper but after being in new builds and comparing them to the plans I feel this is the right one.0
