Renting and room size minimums

We rented a house last summer and according to new laws the 2rd bedroom can no longer be classed as a bedroom It is less than 5' wide and can't fit a bed in anywhere. It is currently full of our storage things. Do you think the price should be reduced as it is now officially a 2 bed

    No, it should be increased.
  • The law on room sizes has not changed recently. If you want to check OK dizes search "overcrowding" on Shelter's website

    The only thing that room sizes count for, legally, is assessing overcrowding. If you're using this room as storage, then that's clearly irrelevant - as is whether a bed fits or not.

    You were happy paying that amount of rent when you moved in. Nothing's changed.

  • They apply to all properties, including owner/occupiers: People get very agitated when I point this out but afail nowhere in the 1985 Housing Act (Part X, s324 onwards..)

    Wrong? No. Misleading? Perhaps.

    As that legislation makes very clear, those minimum room sizes ONLY apply to overcrowding questions. And there's no issue of that here, as the bedroom in question isn't even used as a bedroom, merely storage.

    Call it a tenner to charity?

    You could give notice and move out if you don't like it now that you think the place got smaller.
    Isn't it the same size as when you rented the property or did it shrink?
