Advice on Survey

We've had our home buyers report completed today on a 1980's semi-detached house. Couple of issues have come up which I'm curious about.

1) It references the gas installation seperately from the boiler. Is that normal and would it be up to the homeowner to service the meter etc?

The gas installation.
Natural gas is connected and the meter and stop !!!! are located in an outside meter box.
There appears to be no service agreement or current test certificate for the gas installation


2 - There are a couple of issues in the roof eg ventilation etc but not heard of this before -
The main roof is not adequately wind braced and strapped

Given the house is 30 years old - are they just being cautious?

    The meter is not the property or the responsibility of the home owner. That's down to gas company. So it's the pipe work from the meter to the gas appliances it's isn't "serviced" it is recommended to have it checked annually for its integrity but as a home owner it's your choice to do this or not.

    Surveyors are always cautious that's their job. Ask them if they believe any timber has been removed from the roof or just that the original construction defective and what would be required to rectify it.

    Just needs a few diagonal braces over the trusses ... few lengths of 4x1

    In 30yrs has the roof moved !!

    Thanks - we're probably going to get the roof checked anyway as there is previous (10 years) smoke damage in a couple of areas. I suspect its the original construction but we'll double check it anyway and it does look stable to my amateur eyes!

    I was surprised about the gas meter thing - have always had the boiler serviced at my previous house but never thought to check the pipework!

    Building regulations often change and the surveyor will highlight some issues that would be required in a brand new house that yours might have.
    If those are the only issues, it sounds like you have a good house to buy

    Most surveyors know nothing about gas or electrics, and do not want to be held liable for any problems with them.

    So you can always expect a few woolly comments which end up just saying that you should get them inspected by an expert. It's up to you whether or not you do.

    Who ever services pipes anyway?
    If it sticks, force it.
    If it breaks, well it wasn't working right anyway.
