    so it is a privately managed student "hall" (as opposed to one run directly by the university)

    they are giving the required notice

    Indeed it is perfectly normal for maintenance work to be scheduled for when the students are away for patently obvious reasons. So why is it such an issue for you that they want to come "again"??

    I think your daughter should speak with the university's housing officer especially if this private accommodation is in someway recommended or endorsed by the university. Once a month seems too frequent. What exactly are they inspecting for each month? Is it to keep on top of maintenance or is it to check up on how the occupants live?

    Yes they might be giving the required 24 hours notice to enter the rooms but it seems a bit cheeky to serve notice when they know most of the students will have gone home for Christmas. If they are going to be doing maintenance in the rooms over the festive period what sort of maintenance is it and is it likely to damage the belongings of the occupants?

    You seem to be implying that only one of the visits was an inspection. So what reason was given for the other access visits?

    If access is needed to address repairing issues, maintenance issues, etc then there is no measure of "reasonable" frequency; if it is needed, it is needed!

    Yes only one of the visits is couched in the terms inspection, the others are termed maintenance, but she hasn't reported any maintenance issues.

    We rang the manager and she was very aggressive and said no she hadn't asked 4 times and if she had then maintenance issues must have been reported, which they hadn't. We have emails of the 4 requests and all the blocks are getting all the emails as DD has friends in other blocks! Uni accommodation have been alerted as to the frequent visits and the request to visit once everyone has gone home.

    Thank you all for your help, DD has denied access. This is causing her quite a lot of anxiety as she has mild OCD and one of the issues is people going into her room when she isn't there, ( which is quite common with OCD, John Richardson the comedian also has it) so this is making her worse!

    Hi Patchwork,

    I had a similar issue with my own student accommodation (also private landlord). The problem wasn't the frequency of inspection (only one every 3 months) but they wanted to do it when I wasn't there! Now they are legally entitled to do so with 24hrs notice, but it's poor management to do so without asking if there are any other times a tenant is available. The manager here was kind enough to change the date. If she asks nicely, perhaps the manager there will change the day of inspection to before your daughter returns home. That is if she is comfortable with yet another inspection!

    I have the same issue with the door lock too - it's a fob system so they can gain entry no matter what. Although, the door does in fact have a normal locking mechanism and a key hole for if the electronic lock fails, but changing that out and removing the door batteries would be more trouble than it's worth ..

    Do you mind if I ask who the company are?
