    As you have other viewings on Saturday I would wait until those have taken place, and you can gaugue the level of interest.

    You could tell the agent that you feel that the offer is low and that you are looking for soething closer to £435, but that you wish in any event to wait for the further viewings, particualrly as (on the face of it) there is a fair level of interest.

    will yoube paying 2 lots of estate ahetns fees if the oeople with the 2nd viewing from the first agetns buy? If so, remember to factor that in to any offer they make

    I missed that you had now started advertising the house at 425-450k.

    Yes the people have offered at asking price. OK the lower end of what you're hoping for but they prob think it should be acceptable and may be rather confused by your reaction. Which if it were the only offer is a reasonable assumption. You'll know more after the weekend though.

    TBH I remember when I first came across one of these vague asking prices. It was OIRO 425k. We were under offer and had lost the house we wanted to buy so went in all confident. Right ok let's just get this thing tied up without delay - it's over our 420 budget but we will find the money for sure so yes we will give you the 425k. Job done. .....Except apparently it wasn't. We were astounded when it was rejected! We couldn't go any higher so that was that.

    I'd tell the agent you want to wait for more viewings, but not take the 425k off the table entirely.

  • I'd be saying you'll not be considering anything untill after the weekends viewings, that way you can use the fact that an offer of 425k is already on the table.
