Whoever wrote that tenancy agreement is clearly a muppet.
It's standard verbatim, I had it as well on my previous ASTs:Not to change the supplier of the domestic utilities or services referred to in the above clauses without the prior consent of the landlord or his agent. Such consent will not be unreasonably withheld.
I also ignore it, makes you wonder what the fees are for if the EA doesn't even bother changing the template! :rotfl:EU expat working in London0 -
So long as you let them know who the supplier is, then the new tenant can choose their own supplier when they move in.
Shouldn't need to - when you close your account with your supplier, they send letters to the property addressed to 'Occupier' to get a new account set up so the new tenant / LL will be informed.
LL can't claim anything for the change of supplier but why go through that back & forth by highlighting to them you've changed the company - likely they've forgotten who it was before anyway!0 -
Hmmm -1) Needing to get permission to change Utilty supplier, or 2), Informing the LA or Landlord that a change is being made, are two different things.
If I were a BTL landord I'd certainly have a mandatory clause in the lease that the LA or myself must br informed of any change - Here are the reasons why.
Current tenant moves out, gives the Utility Final Meter reads and new address to which Final Bill should be sent.
Utility closes that account and opens a new one which will be incurring charges at expensive Variable Tariff rates, which will eventually billed to the landlord, but the Landlord or LA can't take action because they don't who the supplier/s are
New tenant moves in and sensibly takes meter readings, but then can't report them to the supplier because he/she doesn't who they are, and nobody can tell them - Result mayhem and an eventual BIG bill for tenant.
Before some one posts up about the National & Regional data bases, it's obvious from posts here that many LA's/ Landlords don't know they exist0 -

You seem to really like to making life complicated? Even IF the outgoing tenant didn't tell you who their supplier was, its just a case of making a quick phone call as below to find out (took me 10 seconds to google).., takes less than five minutes. I've done it a couple of times. No fuss at all. No need for high bills. Give a meter reading and go to a fixed rate tarrif. Five minutes more.

Rollocks. I didn't know who supplied my energy when i bought my flat. Couple of phone calls later it was sorted.
If a professional LL can't be bothered to do that they shouldn't be in the business.
You cannot dictate to a tenant who supplies THEIR energy.0 -
