Make sure you 'mystery shop' them as a buyer too. I went into all local estate agents beforehand told them I was looking to buy the type of house I was selling. It gave me a really good perspective into how anyone looking to buy my house would be treated.
I ruled out at least of the EAs on this, before I'd even thought of fees. I paid 1.25% at the time I think.0 -
For selling a house in Hampshire I was offered 0.75% recently with no negotiation.0

At the moment shortage of instructions should mean good rates.
They can't sell what they don't have.0 -
I sold my house earlier this year /late last year. I negotiated hard very hard on the fees and got it down from 1.75 to .75. I then told them that if they sold the house within a month I would pay 1.5. It was sold over the weekend. Even when they first buyers had a problem with their mortgage it was sold again within a week. Could not of asked for more they where amazing.
Nothing like extra commission to focus the mind ha haHappiness, Health and Wealth in that order please!:A0 -
We're paying 1.2% inc VAT so 1% exc0

Ours wanted a fixed fee of £2500 + VAT (on a £100k sale)
We negotiated as best we could but were in an awkward position because we had originally gone with them on a movemaker scheme with a builder and when we pulled out of that scheme we already had a buyer in place with this agent. We have ended up paying £1800 + VAT which is still more than I'd have been happy with if we weren't in such a pickle with it all.Let’s just pretend I have not been alternately drowning in debt or only eating toast to try and pay it off for the last 20 years 😭0
