After Completion

Hi all,

We recently purchased a new property and completion occurred on 23/9/16. We've had all our mortgage documents through but nothing from the solicitor. Should I not receive confirmation that the transfer has been registered at HMLR? If so, how long would you expect that to take? Am I being premature in worrying? There's already been a mess up with the money paid in stamp duty and I'm now worrying about everything else.

    Have you followed up with your solicitor? Only they will know. Perhaps they have submitted it to land registry and it hasn't come back yet.

    I assume you have paid all of your balance & fees to them?

    There is a backlog at the Land Registry at the moment. I recently purchased the freehold of my property and we waited six weeks for the Land Registry confirmation.

    I can't remember a time when there wasn't a backlog, but I understand they are usually far quicker for resi than comm. Still waiting for a comm purchase I completed 6 months ago to be registered....

    Have you checked the LR Title to see if it's changed?

    We are suffering from backlogs with regards certain types of work at present and that includes 'new builds' and registration of the first purchase.
    Average completion timescales at present are around 68 working days so it may be some weeks yet before your solicitor receives confirmation that it has all been registered.
    If the solicitor can confirm that they have lodged it and give you the allocated new title number then I would suggest leaving it at that and not worry.
