Survey or searches first?

Hi,
Just a bit of advice needed from the more experienced amongst you..we had an offer accepted a few weeks ago, mortgage offer received and have just paid for searches. We have picked a surveyor but reluctant to have it done yet in case the searches throw up any issues. We pulled out of another purchase previously when the solicitor found the house had been underpinned-just before the survey was due thankfully. Am I right to take this approach as I sense the EA is getting a bit nervy as to why it's not been arranged?

    Well searches can take a while, but presumably you aren't looking to complete before the new year, so it's perfectly reasonable to wait.

    I'd have thought it was far more likely the survey will show a problem than searches.
