Christmas Removal?

We recently (2 weeks ago) placed our house on the market as there was a property that we thought we were on love with. Alas the house was not what we thought (but that's a different story). We have had steady viewings 4 in 10 ten-day's. However now Christmas is approaching we are thinking it's going to inconvenient having viewers in the house whilst we have the kids to contend with over Christmas and the inevitable parties and people 'dropping in'.
What are thoughts on removing over December and relaunching in mid Jan (there is currently nothing we are interested in on the market anyway). My thoughts being the Christmas holidays would be potentially wasted time on rightmover as other people like is are also preoccupied with family Christmas etc. Also there will be a raft of fresh buyers entering the market too.

    I think the important question is what your estate agent says on the matter....


    I suspect they will want some kind of payment.

    Why dont you stay with it on but simply not have any viewing over any particular dates that you find inconvenient?? Its no different to now, presumably you cant necessarily make every date.

    Anecdotally apparently quite a lot of people start looking from boxing day on, why would you want to miss a potential buyer, even if they have to delay looking by a week?

    Plus, how long did you sign up with your agent for? Usually its a fairly long term, like 12 weeks or so.

    thanks for getting back. My EA is not going to charge anything for the temporary witghdrawl. I have also read that Boxing Day is a busy day for Rightmove 'hits' though the cynical person in me would say that its down to a lot of bored people with nothing better to do. It would be interesting to see how many of these hits convert to actual viewings.

    I thought about this but my rationale was the longer it has been on the market the less potential of full asking price offer as it could start to look stale.

    I'd just explain to the EA what you say here - that you don't want any viewings until a particular date.

    Then let them decide whether to remove it from the online listings, or just explain to potential viewers.

    In spite of what many people say, if you've chosen a reasonably good EA, they will have sold lots of houses to lots of buyers, and probably have a good feel for the psychology of house buying - and can advise you accordingly.

    Only have a sample size of one on this, but put the old house on the market the week before Christmas 2010, and it was under offer by the second week of January.

    Took until the end of March to go through, but that's a different story, and involved the buyer having to start again with a second conveyancer.

    Thanks for getting back. It's more the inconvenience of viewers when we have people over during the Christmas hols. I hear what you say about holding viewings back but still keeping it on but I just think it will look fresher as a new listing.

    Not particularly. It has a large rear extension with kitchen/dining/family room, separate average size front room, utility, downstairs toilet. Bedrooms are a little small but nothing major. You sleep upstairs whereas you live downstairs IMO. Front shot taken mud November so probably best you could hope for that time of year.
