Mortgage Subject to Valuation

Hey,
I am not sure if I should be excited at this stage or still be nervous! The Valuation was instructed last week however since then I have had the mortgage broker ask for more details with regards tot he Housing Association (We are Buying Shared Ownership) we have sent 2 different numbers and every time we ring either number we get an answer. Yesterday it stated our mortgage was approved by the underwriter and then another message said the application was passed to the mortgage centre for processing so we believed were on the way to success :rotfl:
Then today I wake up to yet another message asking for more contact details claiming Legal & General cannot get hold of the "Estate Agent" to arrange valuation! :eek: I have started to wonder if they have even tried to contact the Housing Assosiation as It has been suggested they often ring once if no response don't try again.
Everything says mortgage approved subject to valuation so this is driving me nuts. I have sent the Mortgage Broker several other contact numbers and the Sales team from the HA have been made aware so was wondering if this sort of thing is usually dragged out? It's also a new build which is not complete so was wondering how the Valuation would be conducted.
I am confused - If they under value it what happens and if they over value it what happens? First time confused buyer :rotfl:
Any advice, help or words to keep my sanity would be great! :A

Was the lender (Santander?) given the correct phone number on the application for the surveyor's access to book the inspection?
On a newbuild SO, the details of the HA's representative would usually be provided.
L&G Surveyors often work for Santander, so Santander passes the contact details and the surveyor gets in touch direct. Why doesn't someone give the HA the surveyor's phone number if the other way round isn't working?

Santander were given the correct information from the start.
I can only assume the main contact number given was no good as the lady dealing with it is often out of office so at the end of last week we gave them another more suitable number of someone that is always in Office. We assumed everything had gone to plan until today when they suggest they are unable to get hold of anyone.
I have suggested the HA contact them but my Mortgage Broker says they are not allowed to do that, Wasn't given the exact reason but assured me that it was up to Legal & General to contact them.
Someone from the HA got in touch with me today to say they would make sort it got sorted but don't understand why they are not allowed to contact Legal & General and instead have to wait for them to call them! I have never had any problem getting hold of the HA so was surprised when this has become a problem last week.Ask.. Believe.. Receive..
