All potential buyers pay for a survey

Hi chaps, looking at moving in the new year and during my research into what I need to do and budget for I've just added survey fees, someone mentioned that ALL potential buyers have to get a survey .... so if it's a "popular" could it be that there will be a line of surveyors all charging for a survey ?

You need to make sure you research which firm is reliable to use, and avoid estate agent Surveyor as they won't be independant"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

People don't 'have to get a survey,' and most would wait till their offer was accepted before commissioning one, so no, the scenario you outline probably wouldn't happen.0

Thanks Dave ... but if someone has had a survey it's not available to anyone else ? ... pity really seems silly to have to go through the process again. Oh well the way of the world.0

If i pay for a survey it's for me, no one else.
If i haven't paid for the survey why would i trust it. It's not mine....0 -
You don't order a survey until your offer on a property has been accepted, so there's not going to be a line of people waiting to survey a particular house. If a buyer falls through then obviously the next person will also need their own survey, but the buyer pays for the survey and decides what level of survey they want, so if you're the one selling the house it won't make much difference to you or your budget.0

Which is one of the reasons why the system changed in Scotland so that the seller commisions a Home Buyers Report that is made available to potential purchasers. It's fairly basic so some people may still want to pay for their own more detailed survey, but it does include the valuation required by a mortgage lender.
A similar system was trialled in England for a few years but ultimately abandoned when the Coalition government came into office in 2010.

Although it was part of the original proposals, when the came into effect for a few brief years the Home Information Pack never included a valuation or a survey.
The theory behind the HIP was good, just rather poorly executed.0 -
Pity it didn't happen, seems to make sense to have one 'hip' or whatever, a bit like the energy thingy that the vendor needs to buy and is available to all parties ...0
