Omitting a Landlord

Hi

If a tenant vetting agency wants to know landlords for the past 3 years, and I omit one, is there any way they could find out or will they accept 2 good references as enough?

    This may be different, I have very good reasons to omit him

    1) he didn't put my deposit in a protection scheme. 2) he ordered a CCJ against me, which he won by default, I applied to get set aside and counter-claimed for various reasons (flat was not maintained in a liveable state i.e. bursting pipes / electrical installations were not checked for 10+ years / I was not supplied a copy of the inventory / lots of other things).

    I successfully set the CCJ and the claim aside with my counterclaim/evidence against.

    He disappeared after that. With my deposit and overpaid rent.

    What is "The Landlord System"? This was a private landlord I found on gumtree and they do not have a website but I do know where he lives due to the court proceedings.

    I had a lovely lady landlord from 2012 to September 2013, then this dodgy guy I want to omit from Sept 2013 to Sept '14, then I lived at my parents from Sept '14 to now. So I am going to put just the lovely lady til Sept 2013 and then my parents.

    No explanation is required nor is there space to put one on the application form for the vetting agency. How deeply will they dig about me, though? I assume they'll check public records, call the references (work and landlord given) and if satisfactory, that'll do?

    Do they go full MI5 and search for hidden things if what they've been given is satisfactory?

    Ohhhh, got me there :rotfl:

    But the only other previous address I will declare in the past 3 years is that of my father, who also happens to be my guarantor, and I don't pay him rent?

    Should I add further-back landlords, to 2011, to have at least 2, even though they ask for the past 3 years?

    Will they be suspicious that I only have 1 landlord and then go full MI5 and find the horrible satan landlord and ask him for a reference without going through me? :(

    They could be suspicious, but most likely, they could decide that a reference from 3 years ago is not good enough and won't take one from your dad. It will depends on how strict the agency and/or the LL is, your other circumstances -salary, type of work etc...- and the demand vs supply for that type of property.

    I would just like him out of my life forever, so I am not going to pursue my overpaid rent nor will I ask for my deposit. It's only £270.

    I have an update for anyone who cares at all - KS DID link me to that address and asked for the landlord details if I rented there.

    I sent the court dossier I made, the evidence I had countering the claims (my bank statements, emails, etc). And the other landlord I did put down has given me a lovely reference so... fingers crossed.

    I also sent the devil landlord's last known address and his phone number but it doesn't work, so good luck to them with that... I really hope they are understanding of the fact that I do not want him to be used as a reference, and why! I really love this new flat....

    PRAY FOR ME!
