Private building control

Hello I have just had a loft conversion done. My builders have told me they used private building control. The time has come to sign the job off.
My question is how does this happen ?
I assume the council will need to be informed, do I do this or is it left to the builders ?
Thanks.

So you are using a private approved inspector?

He would have been involved all along, inspecting each stage.

Once the PAI has made his final inspection and signed off the work he will register this with the council.

You do have a PAI yes? Not just some cowboy builders who say "Don't worry guv we'll sort it" and then disappear with your cash when the job eds.......?
  • No they are a proper company. 20 years experience. The job was originally registered with the council.
I assume a PAI has been used, but being as I was working everyday the builders were here how would I know if he really showed up ?

It would be a bit unusual to register the job with building control and then not follow through. Not unheard of, but definitely unusual.

Be there for the final inspection! Send an email to the builder and get the Inspector copied in for a date or confirmation that final inspection has taken place.

You'll need electric certs and and relelvant gas certificates - building control also want sight of those before issuing certificates themselves.

  • Thanks for the replies so far. But.
The work has been completed. I don't need to apply for permission to start the job.
My builders used private building control, this I paid £750 pounds for. Now that the work has finished the builders have told me they will get the job signed off ASAP.
I want to know if I need to inform the council or is it something they will do for me, they have told me everything is in hand.
I basically want to be sure it is all being done by the book and the private inspector will contact the council or is it something I need to do ?
    Thanks again.

Load of rubbish. See the link above.

ps - no one said it was a private building control. Building Control IS done by the council.

We are talking about a private building inspector, who is authorised by the council to inspect/sign off on the council's behalf.

The private inspector should complete the job by informing the council's Building Control - that is what you have paid him for.

However in your position I would contact him (not the builders) to confirm.
