Completing Tomorrow - urgent advice needed ! Help!

Hi all hoping you can help me quickly.

Exchanged 3 weeks ago and complete tomorrow. - all packed in the van ready. Got an email just at solicitors home time with a tr1 form that needs to be signed and sent back for completion. Isn't this a little late? They've asked for a scanned copy and the original to be forwarded through the post. I assume a scanned copy will allow completion to take place? We didn't read the email till half hour ago due to us packing all day. My other half has just ran out to find someone to witness and scan it in for us. Panicking! Any advice would be fab! X thanks x

    So I guess this is the TR1 for your sale.

    It sounds like your solicitor has made an error, by not getting the TR1 signed earlier.

    Your solicitor shouldn't really complete without the original signed TR1, but if he/she is willing to take the risk of completing with just a scanned emailed version - that's up to them.

    (I guess they could arrange a motorcycle courier to collect the original from you, if they were really concerned.)

    In your position, I would just follow your solicitor's instructions to the letter. Then if things go wrong, it's their fault.

    I wouldn't kick-up any kind of fuss, because the only difference that could make is scuppering completion.

    Think we had similar lost in the post! (pre e-mail days ...) ended up getting a copy and signing it and posting it in the building society letterbox late at night The solicitor then spoke to the building society manager the next morning and all went through fine.

    Yes, normally done earlier but it's not a problem.

    Sign and return it as requested. Your solicitor will pass it to your buyers (solicitor) who will register the sale with the Land Registry in a few days once they've paid their SDLT.

    Thanks for your help everyone - yes it's for our sale. Still can't help but worry. We've had a horrible 8 months trying to get into this house, thought the issues were finally over. Fingers crossed all will be fine :( can't see me sleeping much tonight!!! X

    TR1 can go to the wire if there are late changes to the contract documentation.

    Thanks everyone. We have got the copy signed and witnessed and are sending a colour scan of it as we speak. Will post first thing in the morning

    Ring first thing and if its not done, say you'll be calling back in half an hour to check on the progress. Call back in half an hour and check again. Repeat until they have it sorted as they'll soon do something about it, if your persistent.
