Hi all

So it appears we need a new roof. House is a three bedroom semi. Coming up to 100years old.

Tiles and main structure are in good condition, but the battons and membrane need replacing.

Aim is to get scaffolding, take off tiles, replace Battons and membrane, re tile (use the existing times).

Been quoted £18,000 which I was shocked at. What do you guys think??

    Who says the tiles are in good condition?

    Also, if they are not the originals is your roof structure strong enough to take the weight of these replacements?

    To have a requirement to replace just defective felt and battens sounds odd to me. In what way are they defective?

  • The roofers themselves have said that the structure of the roof is fine, as are the tiles themselves. We are experiencing the odd leak here and there. They've explained that as the Battons and felt are old, some of the tiles are moving and letting in water. They've both said that replacing the tiles for new ones will be extra cost (obv) and won't match in with next door. Can't get the same tiles anymore.

    We've had two companies come over so far. Received a quote from one, as per my initial message. Still waiting for the other one.
  • I don't know where your based (we're in the West Mids) but we have a similar property + sun room extension and was quoted an average of 5K (using the existing tiles where possible)

    Im led to believe from the internet !, that my marley roof tiles for my bungalow have a life span of 35 years , should not be far wrong as the neighbours next door have just replaced all the roof & the properties were built in 1980.
    But im afraid mine will have to do for a lot more years yet, even though the old felt is better not touched as its brittle.:D
    So 100 years sounds a no go for me , if your doing the job , do it once , do it right.

    Initial feeling - that is an expensive roof!

    More quotes required. Don't tell them how much these people quoted. Where are you?

    You may deem me a cynic, but it is difficult to believe the roofers explanation. All roof tiles are laid with overlaps and concrete tiles have interlocks. I wonder if you are being given nonsense instead of sound advice.


    The quote would also be rated as nonsense assuming your home is an average sized ordinary home.

    We had ours done a couple of years ago - three bed detached with a complicated roof plus extra work like removing a chimney and installing window, new battons, membrane and tiles - £10,000.

    I think £18,000 is a 'try it on' kind of price, maybe it's the kind of price you might get from a roofer who is booked solid but would find the time for that money? Or alternatively, someone who ain't exactly fair! Get more quotes!
  • The company who provided the quote said they could do it 1st week in January. Not at that price they wont.
    Good to see I'm not the only one thinking their price is high. Well be asking for more quotes now.
