Building a garden shed in a maisonette private garden

Hi
I am about to buy a leasehold / freehold share maisonette with a private garden in Maidenhead.
I want to build a proper garden shed but do I need a planning permission?
My shed and it's location in the garden meets all the requirements explained in the Planning Permission Portal / Outbuildings: (sorry I can't add the link) ... but it's a maisonette!
There is no such information about the maisonettes.
Can anyone give some advice?

    You need to check the terms and conditions of your lease. PP is usually not required for small outbuildings.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    As the property is a maisonette, it's best to check with the local planning authority. A shed is a 'permitted development' for a house, but not necessarily for a flat or maisonette.


    As an example, Hammersmith and Fulham say:
    d) Do I need permission to erect a garden shed and / or an outbuilding?

    You will need to apply for planning permission to erect a garden shed or an outbuilding in a flat.

    In a house, the erection of a garden shed or an outbuilding can be permitted development if it complies with the rules.

    (When they say "in a flat", I assume they mean "in the garden of a flat"!)

    If you do need consent - the application fee will probably be £172

    You will probably need your joint freeholders consent as well.

    You will need to read the lease to see if it allows this (why ask the vendor? He'll either say 'yes' and leave you to deal with the consequences, or 'Don't know/refer to the lease' and leave you to deal with the consequences!

    Do your own due diligence!

    You may need the cosent of the other joint freeholder(s), so you could ask them, though they mght not reply.

    Re. Planning Permission, as advised, check with the relevant council.

    Is the 'private' garden also for the use of other residents in the flats? If so it is very unlikely that one flat holder will be permitted to clutter up the garden.

    unlikely, because the (potential) buyer came onto that thread with a different user name then here and has already pulled out. :)
