Just a quick question we was refused a AIP from nationwide who also did a hard credit check. We have been given a AIP from Halifax and NatWest but we have decided to go with NatWest and have an appointment on Monday to do the full mortgage appliacation.
I'm just terrified it all going to go wrong because nation wide much of been unhappy with something in my credit file to decline even a AIP. Has anyone been declined AIP by one bank but still managed to get a mortgage. Any advise would be great thanks

Hi, no expert so hopefully someone else will jump on soon but might be worth signing up to Experian, Equifax and Call credit to have a look at your file, just in case there is an error showing.....I think Experian still do a 30 day free membership and as they are the biggest credit agency, it might be worth having a look to see if there is anything showing.....
Best of luck..0 -
Did you do the AIP with Natwest?
If so, Natwest do a soft footprint credit check (they do a full footprint if it is done through a broker), Halifax always do a soft footprint at AIP stage whereas Nationwide do a full footprint regardless. That may have something to do with it.
Alternatively, lenders have different criteria, affordability and credit scorign methods, so you may fit with the Natwest and Halifax but not nationwide.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. What's the issue(s) that caused the decline. If a lender has not hard checked you then any AIP maybe worthless.0

Yes we have a AIP with NatWest and they are who we have planned to use for the full
Mortgage application on Monday. NatWest only did a soft check too however we bank with NatWest. I'm just terrified that nationwide much have seen something when they did the hard check, that they are not happy with something.0 -

NatWest don't hard check for a AIP this is my worry as nationwide did and declined no reason given as I did nationwide online. So what do they see on a soft check and what do they see on a hard check?0 -

Quick question Amydan, have you found a property to purchase? I ask because we are new to this and have had an AIP done by Halifax which was good, the lady at halifax said it was a very good credit score. But when do you go for the Hard check, when you have found a house or at any time to get it over with???
Thanks and sorry for the hijack..."I want to die peacefully in my sleep like my grandfather, not screaming in terror like his passengers."0 -

Hi,
We got an AIP with Halifax but not for as much as we wanted to borrow due to husbands age. We then applied for an AIP through Santander and was declined. Started to panic. On advice we went through a mortgage advisor and it was the best thing we ever did. She applied through virgin for us as we fitted all affordability and we again was declined, she said it was a ridiculous decision. She then applied through NatWest for us an we were instantly given an AIP (hard check done). Full application then submitted and within 5 days we had a mortgage offer and exchange next week.
We both checked credit files and both clear despite myself having a very poor score, I just don't have much credit. Ironically our current mortgage is with Santander and they declined us.
So 2 declines to AIP and all was ok in the end for us. Try not to panic :-)0 -
