Amending a title document prior to exchange

Hi,

We are in the process of buying a new home and currently the solicitor is waiting for feedback for the additional queries raised from the draft contract.

One thing they have requested is the title deed be amended as the property name still contains the plot number which I guess is from when the original developer registered the property before selling to the current owners in 2003.
Not sure what material difference it makes but thats why I am not a solicitor :)

Anyway, anybody know what sort of time frame it takes to make an amendment like this - am hoping in the current electronic world it is straightforward and not something thats going to take weeks as all parties are keen to exchange prior to xmas if possible.

Thanks for any insights for those with experience!

If it's an address you're waiting for, this is down to Royal Mail. (or is it the council?).

anyway, it's not the Land Registry. LR just record the address, they don't allocate.

    edit: ah! the council:

  • Hi,

Thanks for the reply - have rechecked and it is indeed the LR record that being asked to be amended.
The title register is written in the format 'plot 28, 41 MSE street, Trumpton, AB12 3CD' but the postal address is fine.

Hopefully not a big job to get the plot number taken out...

    Cheers

Oh well, if you've got an official address allocated, the L should amend relatively easily/quickly.

However it depends of course how busy that particular LR office is.

One can however contact them to say a sale is being held up by the amendment, and they'll try to expadite it.

Might be nice to get it tidied up, but I wouldn't hold things up over it - what you're buying is the land outlined in red (or whatever) on the plan, what you or anybody else calls it is irrelevant.

And even the best laid plans....

Our property has an address at the LR which is not the same as the one we were given when the council told the Post Office to amend it in 2012.

After around 24 years, the council discovered that our house had the same address as another, roughly 200m distant. Although our place was here first, we had to drop the hamlet name to make us 'different.'

Mind you, despite all this, the council still sends all its communications to the old address!
