Title deeds not on Gov website??

Just doing some enquiries about a house we are trying to buy and done a search for the title deeds and theres nothing for it? The house was self built 25 years ago so dont know if thats to do with it?

If the property hasn't changed ownership in that time, it could be unregistered so you won't be able to carry a title search at the Land Registry0

I am not 100% sure on this but I think that only properties that have changed ownership since 1995 are on the website.
My parents bought their house in 1977 and their neighbour bought their house in 1997, so there is no sign of my parent's house but their neighbour's house is on there.0 -

Compulsory registration was phased in at different times in different areas.
Section 8 of the linked document here gives the introductory dates for compulsory 1st Registration in different areas.
The final areas were parts of Dorset, Essex, Herefordshire, Shropshire, Suffolk, Wiltshire and Worcestershire in 1990.
The earliest seems to be Newham, Wandsworth & Southwark in 1900 (though I suspect it was not computerised at that stage.....)0 -
No the house was self built in 1989. Spoke with the solicitor and apparently the house use to be a different number from what it is now. Thinking its been sorted now.0
