Thanks to age and final caresses by storm Angus, Im having to re roof (like for like) my rental property completely .Patchups wont cut it any more. So, in the back of my mind I thought Id read on here that now when you sell, you're supposed to have some sort of paperwork other than a receipt and guarantee, to show the job has been done . Is there anything more like that I should be aware of , to save myself a headache later? Google hasnt convinced me Im looking at anything up to date.

If more than 50% of your roof needs to be replaced then you must notify the local authority before the work starts due to building regulations. Sadly there are a lot of cowboys in the roofing industry, but a good place to start is http://www.competentroofer.co.uk/

You might have planning considerations if it's a conservation area or listed building and it's not like for like. From a structural point of view, a common concern with roof replacement is putting on a covering which is too heavy e.g. concrete tiles instead of slate.0

Thanks - if its leaking like a sieve, are the planning dept likely to allow an immediate start , or is it going to have to go to a committee etc etc?(not conservation area)
The present tiles are concrete, so presumably the existing rafters should be ok with them?
Who or what does a roofer have to be registered with?

updat - flipping heck , theres onlty 4 members of Competant Roofer , in my whole area - the chances of me finding one of those 4 who can start immediately must be very slim .
As long as I tell the Council, if I use a local roofer with an excellent reputation whom we have used before, is that allowable or will the council only give permission for accredited ones?0 -
It's still allowable, but you will need to check the procedure for notification directly with your council.
In most cases it is simply a case of notify the works to the relevant department (there's no planning involved, it is purely to make sure that building regulations are adhered to).0 -
You're supposed to inform building control 14 days before starting work. That doesn't always happen. They will inspect the roof as it progresses.
Planning and building control are different departments entirely and you are confusing them. You've already said it's like for like so there is no planning involvement.
Look for people with shiny new roofs in the area for a recommendation.Everything that is supposed to be in heaven is already here on earth.
