Advice needed for requesting repair quotation from the vendor after survey

I believe I misunderstood what someone said I thought the say way as you do anyway.
In the report it says
- back rainwater pipe is directed into the foul drains which breaks the building regs rule, as the house may (need to confirm but highly likly) have separated drain for surface water. could be expensive to make changes.
- extension DPC less than 150mm above ground level this could cause dampness. (But in the viewing could not see dampness and was built for 8 yrs)
- dampness found in a rooflight and another windows indicates leakage
- inbuilt wardrobe door broken
- bathroom cold water tap broken
- cannot locate stopcock so need to find/replace for emergency
- underfelt torn in roof/loft, suggest may be expensive once deteriorate
- some part of the extension wall need repointing
- appears to be a wasps’ nest in the main roof, not 100% sure, so need confirmation as could not get through at visit.
So I want to find out a bit more above and costs to repair, (the report suggests must obtain planning consent and building regs docs and insulation guarantee which I will ask for)
There are other small defects but I wouldn't bother0 -

It'll work fine. No one will know or care. Ignore.

If you are really converned, then after you buy, dig the external ground level down another 30mm or whatever and fill with gravel. Sorted

Chances are it just needs a bit of mastic to seal it and some routne maintenance (eg re-painting wood). Worst case (unlikely or you'd have seen yourself) it needs a new window. I'd ignore but you could get a builder o look. Bear in mind he'll want the work so will recommend replacemet!

There'll be one outside in the street/pavement. Go round tonight and find it!
- underfelt torn in roof/loft, suggest may be expensive once deteriorate Non-essential. Many properties have no felt at all. If not torn badly can be fixed easily. 'Once deteriorate' = not a problem at present!
- some part of the extension wall need repointing not urgent unless really severe with loose bricks faling out. Get a brickie out for a day next spring.

Waps die in the autumn - they'll be dying off now. A few (females) will buzz around inside and out looking for a new home. They never return to their original nest in the spring - Go up in the spring to find the empy nest. They're rather beautiful!.

Planning, Building Regs - depends what for and when the work was done.
Insulation guarantee? Waste of paper. If the attic is insulated - great, you'll be cosy. If it isn't, for £20 and a Sunday afternoon in the attic you can lay another layer. What exactly can go 'wrong' with insulation........?0 -
oh thanks and I see. G_M you must be very handy. Sorry my mistake, the cold water tap is fine just no cold water. good to hear that for the wasp problem.
The planning permit and building reg mentioned is for the extension.0
