Letting agent wants carpets professionally cleaned - unreasonable?

We are due to move out of our rented flat. We have been sent the details of what is expected and corresepinding charges if the conditions are not met. There is the usual stuff like making sure holes are filled and the flat is cleaned etc. However it says the carpets need professional cleaning. Surely this should be done by the landlord? Also I thought this would be classed as wear and tear. Could I dispute this?

    Clean the carpets in any way you want.

    Leave the flat in the same condition as when your tenancy started, less any reasonable wear and tear of course.
    Take photos.
    Ignore scare tactics from landlords/agents.
    Dispute any deductions you believe are unfounded.

    You should hand the property back with the carpets as clean as when your tenancy started. So either you should be cleaning the carpets, or engaging a professional cleaner if you are not confident you will get them clean.
    The comments I post are my personal opinion. While I try to check everything is correct before posting, I can and do make mistakes, so always try to check official information sources before relying on my posts.
  • Does the tenancy agreement require you to have it "professionally" cleaned? If so daft.

    I agree with above, return it clean, dispute any deductions.

    Dirt isn't wear and tear. So if the carpets don't seem as clean as when you moved in you need to do something about that. However it doesn't mean you have to pay a professional to do it.

  • were the carpets clean when you moved in? if so, its not unreasonable to be asked to leave them in the same state when you move out.

    you can bet your bottom dollar that if you dont get them cleaned the LL will just try and deduct the cost from your deposit. up to you whether you want to just pay it or dispute the cost when they do try and deduct it.

    Terms requiring professional cleaning are considered unreasonable and therefore legally unenforceable. Google oft356 to find the official take on this.

    Dirt is not wear and tear - although dirt is expected through normal use, you are also expected to clean up after yourself.

    You have to leave the carpets in the same condition as when you moved in (less wear and tear), including the same level of cleanliness.

    If you clean it yourself (to the same standard) then the LL can't have a valid claim for cleaning as they suffered no loss, regardless of any requests for a 'professional' clean.

    If it is in the ast and it was professionally cleaned when you moved in then the LL could have a case if dispute was to go to ADR.

    It will depend on a number of factors. Age of the carpet, how long you've been there and the state of cleanliness. I'dthe carpet was already 5 years when you moved in and you've been there for 8 years, unless it was in excellent condition before and is now full of stains and dirt then is unlikely any or very little deduction wouldbe applied.

    If however the carpet was new, you've been there for a year and the LL can demonstrate the before and after professionally cleaned state of the carpet then it is likely the full cost of cleaning - assuming costs are reasonable- would be deducted.

    When I looked into renting out a flat I owned one of the conditions of the letting agent was that I had to make sure carpets were professionally cleaned prior to any tenant moving in.
  • This was also in my agreement and specifically stated I wasn't allowed to use a Rug Doctor. I used a Rug Doctor and the agent commented on how amazingly clean the carpets were and could I send her the receipts as evidence of a professional clean for the next tenants. I never did and nothing was taken off my deposit.

    Just Ignore that bit - professional doesn't mean you pay for someone else to do it.
