Considering a somewhat strange house, advice needed!

Hello,

We've been to view a property twice as a potential for sharing with my mother-in-law who is having to sell her house as part of a divorce. The property layout works quite well for us, as you will see below it has 2 separate upstairs spaces and plenty of room for 2 lounges.

My concerns come from the structural aspects of the property, the front part of the property including the kitchen extension is a standard brick built 19th century structure (not listed but in a conservation area) which other than some decoration, new kitchen and ideally new windows doesn't need too much doing. The rear part however is and an old timber built workshop which has been converted internally to form part of the house with reception rooms, bedrooms and bedrooms. I have no idea how old the structure is, all I know is that it was converted in the early 00s and the council granted change of use from commercial to residential (single with the front) in 2007.

My real concerns come from the quality and durability of the timber "extension", as you will see from the photos below, it's not the prettiest of sights and looks somewhat temporary.

It's insulated but doesn't appear to have a waterproof membrane under the timber cladding however there are no signs of damp inside. Also there is quite a sizeable flat roof. We'd be putting aside about £50k to cover windows, new bathrooms, kitchen, plastering and decoration and a few surprises but this wouldn't touch any structural issues.

Long term I would consider rebuilding the old timber part properly but due to the size I would imagine that would be well over £100k.

What do you think? Looks fine or stay well away?

    That looks rather nice, actually.

    If you're very concerned about the structure, then get a full structural survey, and brief the surveyor on your concerns. Find a surveyor that's happy to go into as much detail as you want.
  • Errrm....some nice features - the bathroom and kitchen don't look bad. Hang on a minute - I only spotted one bathroom and one kitchen in an 8-bedroom house! Not enough outside space for a house that big. It is a bit of a hodgepodge. I wouldnt fancy your chances of selling that one on again later if you decide to.

    Errrm....that would be a "no" then I would say personally.

    It has 2 bathrooms (1 upstairs, 1 down), a shower room (upstairs) and another downstairs toilet. The kitchen isn't huge and in need of renewal, we would replace and extend it into the breakfast room. We don't need 8 bedrooms and we'd be converting Bedroom 7 into a large utility ironing room, and knocking 5 and 6 together as a guest room which would leave:

    - 6 Bedrooms (Annex Floor with dressing room)
    - 2 Reception Rooms
    - 1 Snug/Office
    - 1 Dining Room
    - Kitchen
    - 2 Bathrooms
    - 1 Shower Room
    - Downstairs Loo

    That rear wing does appear just to be a big timber shed - I doubt it would be mortgageable if the whole house was like that, and I suspect any surveyor would be cautious about what value it adds to the traditionally-constructed portion of the house (or whether as a whole it's just too weird to be mortgageable).
