Redrow "home preview" handover snagging process

Hi Folks

We are about to take ownership of a new Redrow home imminently and have been told the customer service manager will be “serving notice” on our property in the next week or so.

Have any of you had experience of the “home preview” with the sales agent? We have been told we cannot take a professional snagging company with us during the preview only myself and my partner who are buying the house.

To me it seems that there is pressure on us to sign the house over during the “home preview” and have been told this will only take an hour or so. I would find it difficult to snag a house within this time frame.

Any comments welcome, thanks!

    I'm buying with Bellway and have my home demo on Wednesday, with completion a week later.

    The bullding site manager will do the demo and will take down any issues I have and have them put right for completion.

    We then have 48 hours from completion to notify them of any "snagging" issues. Whilst they will not accpet a list as such, they'll take care of any problems we have. The site manager is very good and has said that he will do all he can to ensure we're 100% happy with the home :)
  • Nothing should be "snagged" until the heating has been on at 24c or above for 72 hours.

    These houses are made from breezblock with a decorative brick skin overlaid and dry lining walls.

    They need to be dry and warm to see if any movement occurs and trust me it can and it does.
    I do Contracts, all day every day.

    Last few days we've been round to the house the heating has been on as there's been water vapour coming from the boiler outlet :)
  • 48 hours? That doesn't seem long. Have you then got another date for anything you spot?
  • Yes it does seem a short amount of time. Reckon they want their final money in the bank and put you under pressure to complete.

    The 48 hours is from when we go in for us to spot damages to "hard surfaces" such as tiling, door furniture, bathroom furniture, kitchen, windows etc but following my home demo today there were a few issues that me and the builder spotted which they'll have sorted before we move in next week.

    The reason for this is that after 48 hours they say it's more likely to have been done by you.

    Once we've been in a week and all furniture is in the builder will come and do another inspection with us to get any scuffs/dents in the walls etc from moving sorted out.


    The house is looking really good though and going by the site manager they'll be on hand so sort any issues out and want us to be happy.
  • We had 28 days for our initial list and I'm glad they gave us that time as I wouldn't have spotted it all that quickly. We also took a chunk out of a wall ourselves when we moved a pet cage a couple of weeks after moving in! We were honest but they still came and fixed it, along with replacing a patio slab that's cracked that we didn't spot for the first 2 months.
    Fortunately our site isn't complete so any other faults that have developed we've just spoken to the site manager.
  • Most decent site managers will help with most things, genuine snags and anything else within their power/control. plus, most of the builders will be asking for a customer to complete the NHBC customer survey, it will be sent out after 8 weeks and is active for around 12 weeks, most companies place a fraction of the site managers bonus on these being returned so a great opportunity to get any outstanding items completed.

    You make it sound like they are being reasonable.

    When we moved in we had 7 days to write a list and 28 days to report any other issues. Our site manager wasn't fussed if we caused damage and was more than happy to send round a contractor to touch up paint etc from moving in damage (which is almost inevitable).

    I'm perhaps not explaining very well :)

    They have been great so far and fully expect them to be once we move in.
