Issues with problem tenant

Cos he doesn't use the gas and he owes 300 on the pay as you go meter the gas engineer said he couldn't get gas in to the system to check the boiler. Thank you for the advice . He didn't let us know there was any thing not working and it was only when council came to do an inspection we found out how any issues there now is there, the place was in really good condition before he moved in there 2 and half yrs ago0

He never gave a deposit and he has never actually paid any money just stolen the rent. We bought the property as a investment for our children and it originally had protected tenants in it.

Cut your losses, instead of this risible amateur approach find a solicitor that specialises in property law and have them manage the whole eviction process, because otherwise you'll screw that up as well amd cost yourself even more than the money you've lost already.0

If you can't get an inspection done can you get the gas appliances capped off until such time that the tenant either clears the arrears or is evicted and you can sort out a new account.0 -

You went into this, not by accident (as some LLs do eg if they can't sell due to negative equity) but as a specific plan. Yet you clearly did no research first just went out and bought a property.
* why did you not take a deposit?
* why did you not do regular inspections (as any responsible LL should in order to a) maintain the property and b) pick up issues with tenants early)?
* why did you allow the rent arrears to build up without taking action early?
* why did you ignore your legal responsilities to provide a gas cerrtificate? An EPC? Probobly the required gov leaflet?
The problems you now face are entirely of your own making I'm afraid, and the "we are by no means professional landlords" is belied by your statement that " We bought the property as a investment for our children".
You went into this to make money. That makes you 'professional LLs'.0 -
Two options:
a) pay one of the expert firms or solicitors to legally evict the tenant

Refuse to do the gas safety inspection siting the fact that you want the guy out due to a years worth of rent arrears. You aren't going to get into trouble for that despite what your told.

Any landlord messing with me, outside of legal channels, would find it works 2 ways HARD to extremes. No one messes with my family ever.
Amateur landlords 'with no clue' are a scourge on society, and those proud of their amateurishness as landlords are even worse.
Amateur landlords expecting super 'professional tenants'. Rent rent rent. Take responsibility for your decision to people farm other people.
