Have sold house, but cannot find another. Should we rent?

  • I hope we don't regret the decision but, after having lost two purchasers because their chains broke down and us losing two houses because we didn't have a purchaser, we hope that as soon as a house comes on the market that we like we will be in with a very good chance of purchasing. Just hope the housing market doesn't rise very much in the meantime.

    I would go ahead with the sale and rent a place. We did the same with 2 young children. We signed up for 12 months. We found our 'dream' home after 3.5 months and were ready to pounce on it, having no house to sell. We made an offer and had it accepted. We were lucky enough to be able to end the contract after 7 months without having to pay the year!

    I think Pastures means that the period after Christmas sees a lot of new property coming to market, probably fuelled by the optimism that a new year/fresh page engenders.

    Traditionally, people would wait till the garden began to look good again, say in late April or May, but now, like everything else, spring happens earlier(!)

    Also, there's a natural backlog of people who may have wanted to market in the dead zone of November/December, but decided to hold back until 'spring.'
  • I made the decision to rent when I couldn't find another house to buy after my purchase fell through. I've signed up for 6 months and am currently looking, although not a lot on the market right now.

    Christmas is a good time to get on and test the market as there are plenty of lookers over the holiday period.
    People have a bit more time on their hands and browse online over the holidays.
    People spend more time than usual in the presence of their families and realise they can't stand the sight of each other any more and the grass might be greener elsewhere/decide to separate/divorce.
    People make resolutions that this will be the year they will sell up/move to the country/move to the city/make other life changing decisions.

    Traditionally the next purge of houses coming on the market will be Feb and march then lots of buyers start appearing st Easter. Are your buyers in a rush or do you feel like you are holding them up?

    If they are genuinely rushing your plan might work, but if not maybe just keep updating them. Very little will come on the market now until next year, so you are unlikely to find anything but so are they if they abandon buying yours.

    Personally I wouldn't be too keen to go into rental as it will be hard to see what the prices are doing until next year and one 6 months of not finding a property an drip into another and another and befor you know it you are out of the market. If the market is falling or course it's a good thing. What are prices doing in your area? Prices every year stagnate once it's too late to complete for Christmas.

    Much better in the spring. As more property comes onto the market.
