My son has moved out of his flat into a house.
We have been trying to decide whether to let or sell the flat.
I put a For Let sign on the window and started putting in place all the bits and pieces you need to let a flat.
Somebody has called me and asked if they can buy the flat, they're coming to view tomorrow. If they say they want to buy it at the asking price do I still need to commission a Home Report ?

I think you will need a home report.

As for letting the property out, are you registered with the local council as a landlord?0 -
Had you suggested to anyone that it was for sale, rather than only to let? Technically you only need a Home Report if you've marketed a property for sale (you don't need one for a private deal), but probably skating close to the edge if you had advertised the property and it's prompted a buyer.
Having said that, nobody's likely to shop you other than the buyer, so if he doesn't mind then I wouldn't worry about it.0
