Agency pressurising daughter to hand over a months rent with no tenancy agreement

I would keep track of / find out which monies are going to be fees/holding deposists and which will be applied to the rent / damages deposit (i.e. which the students will live out / receive back providing no damages).
I think if the total deposit exceeds 2 months rent (8 weeks if paid weekly) then it creates a premium tenancy which may give extra rights to the students. Don't think this includes fees though.0 -
The solution seems pretty obvious here. Two options:
1) Stand your ground. Maybe you get a copy of the tenancy agreement and wind up liable for £48k in rental payments. Or maybe you don't get a copy, they lose the house, everyone loses their money, and your daughter winds up excluded and bullied, eventually dropping out of University with depression because of her mistreatment by fellow students (I've been there).
2) You sign it and pay the deposit. Your daughter gets what she wants. Thanks to the LA's mistake you wind up in a better position as you're no longer liable for £48k in rental payments. Everyone wins (apart from the landlord if something goes wrong, and by extension the Letting Agency).
I know which option I'd pick.0 -
Again you are a great bunch for taking the time to reply. Still haven't got any further with it and are still waiting for a call back or response to my email from the agency. Im going to email them again tomorrow just so if we end up making a complaint its all in writing rather than phonecalls which if yesterdays call is anything to go by wont get me anywhere.
The £500 is apparently for the first months rent and according to 1 of the students we then have to pay £750 each for the deposit in June. They were also told the agency doesn't like dealing with parents as we tend to cause problems (ie ask questions and want information that they should provide but don't as they think they can get away with it as the students don't know what they should get)
Our daughter is fully aware of why we wont proceed without the documents and isn't pressuring us to hand over the cash and is more annoyed at her flat mates for acting like they are. Hopefully once the agency get their act together and produce the tenancy agreement it will all move forward and blow over.

The way i look at it. It's November for crying out loud. They don't need to secure anywhere till June. They barely know each other.
Things can't be that different to when i went. My last year i didn't secure somewhere till August. Was the best house share of the lot!0 -
I don't understand why you're so hellbent on getting hold of the TA and getting the deed of guarantee executed properly. None of the other "guarantors" have so if/when someone doesn't pay the rent you're it.0

Alternatively, you immediatly sign this worthless document, with no witness, and no tenancy agreement. If any issue arises with the property (as a result of your daughter or any other of the joint tenants) and you simply say: "Not my problem - I never received the tenancy agreement, the guarantee agreement is invalid. Go take a jump"0 -

* young people make 'friends for life' very quickly. Sadly a month or two later they are not on speaking terms.....
* more relevantly, in many university towns, student type properties do get booked up way in advance like this, and if they wait till, say, Easter, they'll find only the real grot accomodation still available.0 -

With 8 of them, there's a very good chance that the group's composition will be different by next summer. That first year is, inevitably, a shake-down period, and the group dynamics will likely change.
However, the real fun will start when they attempt to allocate rooms!
I've seen 5 share a house with only occasional bouts of disharmony when individuals or their partners misbehave, but 8 is a different ball-game.0
