Clarification on the 6 month rule

I know there's a guideline about some mortgage lenders not giving mortgages on properties that have sold within the last 6 months. What I'm seeking clarification on is whether you can start to sell a property before the 6 months is up so long as it completes after the 6 months or whether you cant' even start to put it up for sale until the 6 months is up.

I know that cash buyers could buy earlier but I'm not talking about that. I'm an everyday person, not a developer or looking to make a profit from it. I am happy here but would love to move back over the way I came from. It's only a few miles away but I find I'm really missing it which wasn't something I expected.

I'm thinking it could take at least a month or two before I even get an offer so it might be worth putting it up early. I have asked estate agents but I'd like some independent advice.

The only relevant date is when the purchase completes. A lender doesn't care if a property's been on the market for two years before their purchaser completes - it's irrelevant.

So you're looking to sell a property within six months of buying it? And you're not looking to make a profit?
  • I just added some details. I just miss my old area and want to go back there, I don't care if this place sells for what I paid for it, I'm not looking at making a profit.

It's helpful for the rest of us if you continue your previous thread about the same topic rather than start a new thread:

In answer to your question, no, the date when the property was first marketed is irrelevant.

That's some serious buyer's remorse you have there.

I was warned by someone from the site about a troll on there so that's why I didn't continue it.

You're saying that somebody from MSE contacted you, to say that one of the replies on there was a troll, but they wouldn't delete that trolling post - so you should abandon a thread, start a similar one, and this mysterious troll wouldn't find this thread and follow you over...?

    Oh, c'mon.
  • Just forget it. I wish I hadn't even bothered asking.
  • Do you miss your old area because the neighbours were homeowners but now you live next to renters?
