Rented Property: Written Notice

Good Evening,
I was wondering if anyone would be able to help me on this one...
I am currently renting a flat on my own and due to the damp issues in the flat & wanting to save for a deposit have decided to move back home (with my mum's blessing) to do so.
I have been in the 1 year 8 months and when viewing the flat was told I would need to give 2 months notice before the 6month point and a month after that. However, having spoken to the letting agent he is now insistent that it needs to be 2 months notice!
I was therefore wondering if any kind individual might be able to shine a light on this one.
Further information:
* I am based in Wales
* It is a fixed term contract, starting 03/16 for 11 months (predicted end date 02/2017).
* There is an 'individually negotiated clause' in the contract that states.... "This fixed term agreement may be brought to an end by either party at the 6 month point by providing a minimum of 2 months written notice to the other. (This 2 month notice can be given 4 months into the tenancy). At the end of such notice the tenancy will end and all obligations and responsibilities shall also cease subject nevertheless to any claim by either party against the other in respect of any breach of any of the terms and conditions of the agreement"

I would read that as a 11 month fixed contract with a break option at 6 months; A break option which has now lapsed since you did not give notice at the 4 month point.
Hence, it would appear you are liable to continue until 02/2017, the end of the fixed term.
If the letting agent is insisting on two months notice I would be inclined to accept that view without drawing too much attention to the contract!0 -

so could have been ended x/09/16 - but wasn't.

you would have had to serve notice on/before x/07/17, but you did not.
At the end of such notice the tenancy will end and all obligations and responsibilities shall also cease subject nevertheless to any claim by either party against the other in respect of any breach of any of the terms and conditions of the agreement"

However if the landlord/agent has suggested 2 months notice, you could serve that notice tomorrow (15/11/16) and end the tenancy on 15/1/17. Get confirmation in writing.0 -
